UAE Residence Visas: Through a Company, Property or the Golden Visa

A UAE residence visa is never issued "as such": it always rests on a basis — a company, a job, property, family. Our work starts with choosing the basis that fits you, continues with documents that are accepted without being sent back, and ends with a visa for you and for those you sponsor. And we tell you in advance if there is no basis.

What we do, step by step

1. The basis. Through a company: the zone and the office matter, because they determine how many visas the company may issue — see choosing a free zone and office and flexi-desk. Through property: a unit worth AED 2 million or more at the time of purchase carries a renewable 10-year Golden Visa; a mortgaged unit qualifies with the bank's no-objection letter. Whether off-plan qualifies we confirm on the filing date.
2. Documents and legalisation. The UAE is not party to the Hague Apostille Convention, so foreign documents go through consular legalisation — the steps in the issuing country that the document type requires, then the UAE embassy, then the UAE Ministry of Foreign Affairs — followed by translation into Arabic by a translator licensed by the UAE Ministry of Justice. We tell you which documents are needed in the original and which as certified copies, and we check the chain before filing.
3. Filing. Entry permit, change of status, medical examination, Emirates ID, visa stamping. A Golden Visa application is filed in person; presence in the UAE is required. Timing is given for your situation, not "on average".
4. Family. Sponsoring a spouse, children and parents — the procedure and documents depend on your own basis; on a property Golden Visa all three can be sponsored.

What we do and what stays with you

We choose the basis, prepare and check the documents, file and handle the correspondence. You provide the originals and the legalisation in the issuing country (we explain how); your presence at the medical examination, biometrics and wherever the law requires attendance; and accurate information in every form. The decision to issue is the UAE immigration authority's.

When we decline

• There is no basis: no company, no property, no employer and no resident entitled to sponsor you. We do not "find" a basis; we work with the one that exists.
• You want a visa without ever coming to the UAE. Some steps require presence.
• The documents cannot be legalised — lost, for instance, and not reissuable in the issuing country.
• There is already an immigration violation. We deal with that first and talk about a new visa afterwards, not the other way round.
• The visa is meant "so as not to pay tax at home". That is not what it does.
