Golden Visa: Which Route Fits What You Already Have
The Golden Visa is a long-term UAE residence permit that is not tied to an employer or a company. It is renewable, it lets the holder sponsor family, and it removes the need to keep a business alive purely to hold a visa. The useful way to approach it is not "what do I buy" but "what do I already have that qualifies".
The routes compared
- Property. A property worth AED 2 million or more at the time of purchase gives a 10-year renewable visa. This is the only route whose threshold is officially confirmed as of the date of this article; it is also the most predictable one
- Investment in business or capital. Exists, with thresholds and forms of proof that we confirm on the current date rather than quote from memory
- Talent. Scientists, doctors, engineers, artists and other specialists, by nomination or documented qualification
- Entrepreneurs and senior executives. Criteria exist and have been revised; they are checked on the day, not assumed
If you own or are buying a qualifying property anyway, the property route is the obvious one. If your capital is in a business rather than real estate, the other routes are worth pricing before you lock AED 2 million into an apartment you do not need.
The property route in practice
- Check the asset before the deal. Value at purchase of at least AED 2 million, title deed in the applicant's own name, no encumbrance that the bank has not cleared.
- Mortgage is fine with a NOC. A mortgaged property qualifies if the bank issues a no-objection letter.
- Apply through the DLD. The application requires the applicant's presence in the UAE; it cannot be filed from abroad.
- Medical and biometrics for the Emirates ID.
- Family sponsorship for spouse, children and parents once the principal visa is issued.
Two points we check rather than assume: how jointly owned property is counted towards the threshold, and whether an off-plan unit can support an application. Both are areas where practice has moved, and both are confirmed before the purchase, not after.
What the visa changes and what it does not
It changes your immigration status: a long term, no employer, family sponsorship, and a calmer profile with banks, who ask fewer questions of a long-term resident. Permitted periods of absence from the country are more generous than under a standard visa; the exact figures are confirmed on the date of issue.
It does not change your tax position. A Golden Visa does not make you a UAE tax resident, and it does not end tax residence at home. Tax residence is tested under each country's own rules, with days of presence, home, family and economic ties, and it is proven with documents, not with a visa stamp. Anyone relocating with the expectation of "no tax" needs a residence analysis in both countries before the move, not after.
It does not replace bank due diligence either. An account is opened under the same source-of-funds review as for any resident; the visa helps the profile, it does not skip the process.
Documents and legalisation
Proof of the route: title deed and transaction documents, the bank's NOC where mortgaged, or proof of investment or qualification. The standard visa file: passport with sufficient validity, photographs, medical examination in the UAE. For family: marriage and birth certificates. The UAE is not a party to the Hague Apostille Convention, so an apostille is not enough. Documents go through consular legalisation — the issuing country's foreign ministry, the UAE embassy, the UAE foreign ministry — and sworn translation into Arabic. This is the step that most often adds weeks, so it starts first.
Timing and cost drivers
With a complete file, the application itself is a matter of weeks. The overall timeline is set by the purchase, the NOC and legalisation. Government fees for the visa, medical and Emirates ID are confirmed on the date of application. The expensive mistake is not a fee; it is buying "for the visa" and being refused on a point that could have been checked beforehand: the wrong name on the title, a valuation instead of a purchase price, an unlegalised family file.

- "Two million in current value" — the test is the price at purchase
- "Bought through my company" — the applicant must hold the title personally
- "The visa makes me tax resident in the UAE" — it does not
- "My spouse and I own half each, so together we qualify" — how shares are counted is confirmed before the deal
