Listing portals tell you what sellers are asking. This page is built from what buyers actually paid: the Dubai Land Department (DLD) transaction register, split by number of bedrooms, every year from 2008 to the twelve months ending 23 September 2026. For each year we also show what an owner who bought at that year's median would be sitting on today, and what the same flats rent for under Ejari contracts.

These are historical transaction figures, not investment advice and not a forecast. Past results do not predict future ones. An area median is the middle of all deals in a year, not the value of any particular apartment — floor, view, tower and condition move a real price either way.

Dubai Marina apartment price today

"Today" means the twelve months from 24.09.2025 to 23.09.2026: the DLD register for September–December 2025 plus our own pull from the live DLD open-data API for 2026. Ready apartments only. US dollars at the dirham peg of 3.6725.

The one-bedroom is the Marina's liquid core: 835 registered sales in a year, more than studios, three- and four-bedroom units combined. Four-bedroom figures rest on 51 deals, so treat that median as the noisiest number in the table.

Dubai Marina price per square foot

We work in square metres, because that is how DLD records area. To get a rough AED per square foot, divide the year's median price by the year's median unit size in m², then divide by 10.764 (square feet in one square metre). For a one-bedroom in 2025: 1,520,000 / 76.8 m² ≈ 19,800 AED/m², and 19,800 / 10.764 ≈ 1,840 AED/ft².

This is a median price over a median size, not the median of per-foot prices, so it is a yardstick rather than a valuation. Two things still stand out: studios carry the highest price per foot, and in 2020 most of the Marina traded below its 2012 level per foot.

Rows 2008–2011 marked "≈" are estimates: we have no reliable district-level register for those years, so the price is derived from the REIDIN index (published by the BIS), which covers all of Dubai rather than the Marina alone.

"—" means fewer than 25 four-bedroom sales that year. The four-bedroom drop from 4.9 million (59 deals) in 2014 to 2.9 million (38 deals) in 2015 says as much about which flats changed hands as about the market.

Read across a row and the Marina's cycles are clear: the 2008 peak and a slide to 2011; a sharp run-up to 2014 (one-bedroom from 900k to 1.3 million AED); six years of decline to 855k in 2020; and the rise to 1.525 million today. For every district side by side, see Dubai property prices by year.

If you had bought in year X: where you stand today

Result = today's median − that year's median − the DLD transfer fee (2% for purchases up to 2013, 4% from 2014). Trustee, title deed and agent costs are not included. Each figure links to the matching card in our "Dubai Pack" game.

A word on 2025, because it looks like a fall and is not one. The one-bedroom median was 1,520,000 AED in 2025 and is 1,525,000 today; studios and three-bedrooms are flat to the dirham. What turns those cards red is the 4% DLD fee paid on entry, which a holding period of under a year cannot absorb. Month-by-month 2026 transactions are in did Dubai prices fall in 2026.

Worst entry: a four-bedroom in 2008

The weakest Marina card, and one of the weakest in the whole game. Median four-bedroom in 2008: ≈5,780,000 AED (index estimate). Today: 4,500,000. Price alone is down 22%; add the 2% DLD fee of 115,600 AED and the result is −1,395,600 AED, or −24% after 17 years (about −$380,000).

The reason is timing. In autumn 2008 Dubai's market turned abruptly — by early 2009 there were four times fewer deals than in summer 2008 — and the IMF estimated that prices fell by roughly 50% from the 2008 peak (IMF Country Report 11/111). The four-bedroom median has never climbed back to its 2008 level. The same pattern repeats with four-bedrooms bought in 2014 (−12%): a purchase at the autumn-2014 top, after which the REIDIN index fell for six straight years.

Rent changes the picture. Had the flat been let throughout, estimated gross rent collected comes to 4,316,700 AED and the result turns to +50%. Caveat: past rents are reconstructed from the district's Ejari rent index, and the early years are an assumption.

Best entries: 2011 and 2019–2020

A studio bought at the 2011 median of ≈441,000 AED is worth 1,050,000 today: +138% on price, +133% (+600,180 AED, about +$163,000) after the 2% fee. The IMF (Country Report 14/188) notes Dubai prices kept falling until the end of 2011, with recovery starting only in 2012 — the 2011 buyer bought the trough.

The second window was 2019–2020, the end of a six-year slide and the Covid year in which prices bottomed in November 2020. A three-bedroom bought at 2,000,000 AED in 2019 shows +92% (+1,920,000 AED) today. What followed is on the record: Expo 2020 opened on 1 October 2021, and in 2022 the property threshold for the 10-year Golden Visa was cut to AED 2 million.

Dubai Marina rental yield by bedroom

Median annual rent under Ejari contracts over the last 12 months (Dubai Data). Yield is gross: rent divided by the median price, before service charges, vacancy and management.

Title. Whether you acquire freehold or a time-limited right is shown in the title deed and depends on the zone — not on the agent's brochure. See freehold vs leasehold.

Service charges. In a district of towers, the building's annual charge is the biggest deduction from rent. It follows a building budget approved by RERA; how to check and challenge it is covered in service charges.

Entry costs. On top of the 4% DLD fee, DLD's official schedule lists a trustee fee of AED 4,000 + VAT for prices from AED 500,000, AED 250 for the title deed, AED 250 for the unit plan and AED 20 in small fees. Golden Visa line. The investor visa requires a property worth at least AED 2 million at purchase. In the Marina that line falls between the median one-bedroom (1,525,000) and the median two-bedroom (2,500,000).

How much is a 1 bedroom apartment in Dubai Marina?

The median registered sale in the 12 months to 23.09.2026 was 1,525,000 AED (about $415,000), across 835 DLD transactions. A specific unit may sit well above or below it.

Is the Dubai Marina price per square foot higher than in 2014?

For one-bedrooms, yes by our yardstick: roughly 1,840 AED/ft² in 2025 against 1,300,000 / 76 m² / 10.764 ≈ 1,590 AED/ft² at the 2014 peak.

Why are 2008–2011 prices marked as estimates?

Because there is no reliable Marina-level register for those years; we scale them with the Dubai-wide REIDIN index, so their error margin is wider.
