A two-bedroom apartment in Al Furjan sold for a median 1,650,000 AED (about $449,300) over the twelve months to 23.09.2026; a three-bedroom for 2,226,400 AED (about $606,200). Those are registered sales in the Dubai Land Department (DLD) register, not asking prices. Behind them sits a price history that is unusually calm by Dubai standards: from its 2015 high to its 2021 low, the two-bedroom median fell 28% — the shallowest drop of the five districts most recently added to our Dubai property game.

Dashes: fewer than 25 sales, below the game's threshold. There are no 2008–2011 figures for Al Furjan: the game only back-estimates those years by the REIDIN index for districts already built by 2008. Sample sizes are small in most years before 2023, so single-year moves deserve caution.

Example, 2025 two-bedroom: 1,623,260 / 122.6 m² ≈ 13,240 AED/m² ≈ 1,230 AED/ft² (about $335). One warning on 2024: the median two-bedroom sold that year was 144.5 m², against 122–127 m² in the years around it, so part of the 2024 price reflects which units sold.

Why the dip was shallow

Peak-to-trough on the reference unit, from the DLD register (highest median of 2014–2015 vs lowest of 2019–2021):

Of all 17 districts in the game, only JVC shows a shallower peak-to-trough fall. The comparison mixes a two-bedroom with one-bedrooms and a studio, so treat it as indicative.

The reason is visible in the numbers themselves: Al Furjan barely had a run-up. In 2012 the two-bedroom median (1,214,100) was already within 8% of its 2015 high (1,315,000). Motor City's one-bedroom, by contrast, was 42% below its 2014 peak in 2012 (our arithmetic on the medians). Citywide, the market rose into an autumn-2014 peak after Dubai won Expo 2020 (BIE, 27.11.2013) and then slid for six years: the REIDIN index fell 33% from October 2014 to November 2020 (BIS). Al Furjan followed that path, but from a lower launch point and with less to give back. The flip side is a smaller long-run gain: +36% from 2012, against +59% in Motor City and +78% in Discovery Gardens.

Three bedrooms: a curve of its own

The three-bedroom series does not follow the 2014 script at all. Its median was lowest in 2013 (1,223,800) and highest before the recent run in 2017 (1,650,000); it dipped to 1,312,500 in 2021, and then jumped 28% in a single year, from 1,600,000 in 2023 to 2,049,500 in 2024. (The 2012 row, 1,572,000, comes from larger units — 184.8 m² against 164–183 m² in other years — and only 39 sales.)

That 2024 jump is also the year the three-bedroom median first crossed AED 2 million, which matters for the Golden Visa (below). And it explains the three-bedroom's weak recent cards: bought in 2024, +4%; bought in 2025, −5%.

Only 2 of Al Furjan's 26 cards are negative, both 2025 entries — and none from before 2024, the only one of the five new districts besides Silicon Oasis with that record. Every 2014–2017 entry, the years that hurt buyers in many other districts, is positive here: +20% to +42% for two-bedrooms, +30% to +63% for three-bedrooms.

Best entry: 2020–2021. The district summary puts 2020 on top at +65%; the single best two-bedroom card is 2021, bought at the lowest median in the series (950,000 AED) and worth 1,650,000 today: +662,000 AED after the fee, +67%, about +$180,300. Around it, per the record: Covid measures from April 2020 and Expo postponed to 2021 (Dubai Media Office, 04.04.2020); the index bottomed in November 2020; 2021 closed with 84,196 transactions in Dubai, 66% more than in 2020 (DLD).

Best three-bedroom: 2013, +78% (+978,124 AED, about +$266,300) — the strongest card of any new district that year.

Worst entry: 2025, averaging −4%. The two-bedroom median actually rose over the year (1,623,260 → 1,650,000) and the three-bedroom's slipped 1% (2,250,000 → 2,226,400). The losses come from the 4% transfer fee — 90,000 AED on the three-bedroom — paid on day one and not yet earned back.

Unusually, the larger unit yields more: 7.7% against 6.1%. For the two-bedroom, that 6.1% is below JVC's two-bedroom (6.4%) and well below Motor City's (7.8%), both on the same Ejari basis.

With rent counted, both 2025 losses turn positive (+4% two-bed, +2% three-bed), and the 2021 two-bedroom shows +107% on about 391,200 AED of estimated rent. Those rent figures are gross — no service charges, vacancy or management — and past years are rebuilt from today's Ejari median through the district's rent index, with early thin years held at an assumed level. Is Al Furjan a good place to live, or a good investment?

Our data cannot speak to living here: we hold sale prices, rents and transaction counts, nothing about amenities. On investment, only the past: every Al Furjan entry from 2012 to 2024 is positive on price today, from +4% to +78%; the two-bedroom median is up 36% from 2012 and 74% from its 2021 low; the fall between 2015 and 2021 was 28%. Golden Visa. The 10-year investor visa requires property worth at least AED 2 million at the time of purchase (DLD). In Al Furjan the three-bedroom median (2,226,400) clears that by 226,400; the two-bedroom median (1,650,000) falls 350,000 short. The margin is thin and recent — the three-bedroom median was 1,600,000 as late as 2023 — so what counts is the contract price of your unit, not the district median. A mortgaged unit can qualify with the bank's no-objection letter, and the application requires presence in the UAE. Ready and off-plan side by side. Off-plan appears in Al Furjan's DLD registrations from 2013: 15% that year, 83% in 2016, 12% in 2020, 60% in 2025 (alongside 1,143 ready sales). All prices on this page are ready units. For a unit under construction, payments go to the project escrow account under Dubai Law No. 8 of 2007, the 4% fee is due at Oqood registration, and deductions if the buyer stops paying are capped by Article 11 of Law No. 13 of 2008 as amended by Law No. 19 of 2017. If you buy to let. Every lease is registered in Ejari (Dubai Law No. 26 of 2007 as amended by Law No. 33 of 2008). Rent increases at renewal are capped by Decree No. 43 of 2013 against the RERA rental index: no increase if your rent is up to 10% below the average, up to 5% if 11–20% below, 10% if 21–30%, 15% if 31–40%, and 20% if more than 40% below. Notice of changed terms is due at least 90 days before expiry unless the contract says otherwise. Disputes: rental disputes at the RDC.
