Jumeirah Village Circle is the busiest apartment market in our dataset. In the twelve months to 23 September 2026 the Dubai Land Department (DLD) register recorded 2,478 sales of ready one-bedroom flats in JVC — more than any other area and unit type we track. That volume makes JVC a good place to read price history from actual transactions rather than listings. This page does three things: shows what JVC apartments sold for each year since 2012, converts it to price per square foot (which matters more here than anywhere else, for a reason explained below), and shows what a buyer at each year's median holds today.
Historical transaction data, not investment advice and not a forecast. What JVC prices did in the past says nothing certain about what they will do next. An area median is the midpoint of a year's deals, not the value of a particular flat — building, developer, floor and size push a real price either way.
JVC apartment prices today
"Today" is the twelve months from 24.09.2025 to 23.09.2026: DLD register for September–December 2025 plus our own pull from the live DLD open-data API for 2026. Ready apartments only — no off-plan. US dollars at the dirham peg of 3.6725 AED.

Across the three unit types that is 4,250 sales in a year. For scale: Business Bay's three types add up to 2,204, and Dubai Marina's five types to 1,881 (DLD register, area summary of the game data). A median built on 2,478 deals is about as stable as a district number in Dubai gets.
JVC price per sq ft, and why it matters here
DLD records unit size in square metres. Our rough AED per square foot is the year's median price divided by the year's median size, then divided by 10.764. It is a yardstick, not the median of per-foot prices.

Worked example, one-bedroom 2025: 955,000 AED / 72.0 m² ≈ 13,260 AED/m², and 13,260 / 10.764 ≈ 1,230 AED/ft².
The reason price per foot matters so much in JVC: the flats changing hands have been getting smaller. The median one-bedroom sold in 2012 measured 88.9 m² (about 957 ft²); in 2025 it measured 72.0 m² (about 775 ft²). Studios went from 49.9 to 40.6 m², two-bedrooms from 141.8 to 116.8 m². All three shrank by roughly a fifth. So a raw median comparison across years understates how much more buyers now pay per foot:

When you compare a JVC listing with an "area price", compare the per-foot figure, not the headline price.

The last column tells its own story: one-bedroom sales went from 531 in 2012 to 3,001 in 2025, almost six times as many.
Why does the series start in 2012? For areas that already existed in 2008 — the Marina, JBR, Downtown, the Palm, JLT, The Greens, International City — our game estimates 2008–2011 prices from the 2012 median using the REIDIN index published by the BIS. JVC gets no such estimate. In those years the community was still being built, with too few completed flats to scale back from, and we would rather show no number than invent one for a market that did not yet exist. 2012 is the first year with a solid sample: 355 studio, 531 one-bedroom and 95 two-bedroom sales.

The area that skipped the 2014 peak (mostly)
Across Dubai, the REIDIN index peaked in October 2014 and then fell 33% by November 2020 (BIS). Most areas show that hump clearly. JVC barely does. One-bedroom medians, highest of 2014–2015 against lowest of 2019–2021 (DLD register):

The JVC one-bedroom median in 2012 (758,000 AED) was actually higher than in 2014 (650,000) or 2015 (695,000). There was no obvious top to buy into.
Now the caveat. The 2014 one-bedroom sold at a median 69.5 m², against 88.9 m² in 2012. Measured per square foot, JVC did rise into 2015 (~790 → ~900 AED/ft²) and then fell to ~640 in 2020 — about −29%, not −19%. So part of JVC's "shallow dip" is a change in what was being sold, not only in what the market paid. We have not run the same per-foot check for other areas, so the fair summary is: by median deal price, JVC had the shallowest 2014–2020 decline of any area in the game; by price per foot, the gap is smaller.
Is JVC a good investment? What past buyers ended up with
We cannot answer that question about the future. We can show what the register says happened to people who bought at each year's median. Result = today's median − that year's median − the DLD transfer fee (2% for 2012–2013 purchases, 4% from 2014). Trustee, title deed and agent costs are not included. Of JVC's 42 cards, two are negative, and both are 2025 purchases. No median purchase from 2012 to 2024 is under water today. By contrast, Dubai Sports City has 16 negative cards out of 42 and International City 8 out of 36, mostly purchases made in 2014–2018.
The 2025 negatives are not a price fall. The 2025 medians were 600,000 / 955,000 / 1,480,000 AED; today they are 610,000 / 1,000,000 / 1,490,000. What turns a two-bedroom red is the 4% DLD fee on entry — 59,200 AED against a 10,000 AED rise in the median — which less than a year of ownership cannot absorb. Best JVC entry: a two-bedroom in 2020
The 2020 two-bedroom median was 800,000 AED; today it is 1,490,000. After the 4% fee (32,000 AED) the result is +658,000 AED, or +79% — about +$179,000. The runners-up are the one-bedroom of 2020 (+70%) and of 2019 (+60%).
The timing explains it. In April 2020 Dubai ran round-the-clock sterilisation and Expo was postponed to 2021 (Dubai Media Office, 04.04.2020); prices bottomed in November 2020. Then volumes returned: 84,196 deals in 2021, 66% more than in 2020 (DLD), and more than 270,000 deals worth AED 917 billion in 2025 (Dubai Department of Finance, 12.01.2026). The JVC one-bedroom median is up 77% from its 2020 low (565,000 → 1,000,000).
Two caveats. The 2020 two-bedroom figure rests on 120 deals, and those flats were larger than in 2019 or 2021 (130.2 m² median). Per square foot 2020 is still the cheapest year in the series (~570 AED/ft²), so the result is not just a size effect — but this row is noisier than the one-bedroom series. And if the flat had been let throughout, estimated gross rent collected comes to 419,800 AED, lifting the result to +130%; past rents are rebuilt from the district's Ejari rent index, and thin early years are an assumption.

JVC rental yield in one paragraph
Gross yield from median Ejari rents over the last 12 months (Dubai Data): studio 48,000 / 610,000 = 7.9%; one-bedroom 70,000 / 1,000,000 = 7.0%; two-bedroom 95,000 / 1,490,000 = 6.4%. The rent medians rest on 7,498, 15,358 and 4,673 contracts. These are gross figures, before service charges, vacancy, management and the municipal housing fee. Legal notes specific to JVC
Off-plan is the default pitch — our numbers are not. Every figure above covers ready flats only. JVC is an area where new buildings keep going up next to completed ones, and buyers are often offered units under construction. We have no JVC-level off-plan share, but for Dubai as a whole off-plan made up 10% of residential registrations in 2012 and 68% in 2025 (128,567 off-plan against 59,494 ready, DLD register). An off-plan price is not comparable with the medians on this page: you pay in stages for a unit that does not exist yet.
Escrow. Under Dubai Law No. 8 of 2007, buyers' money goes into a dedicated project account and is released to the developer by construction stage. The 4% DLD fee is paid at Oqood registration and is not charged again at handover.
If you stop paying. Under Article 11 of Dubai Law No. 13 of 2008 (as amended by Law No. 19 of 2017) the developer notifies DLD, which gives the buyer 30 days. After that, what the developer may keep depends on completion: above 80% — up to 40% of the unit price (or it can keep the contract and claim the balance, or ask DLD to auction the unit); 60–80% — up to 40%; below 60% — up to 25%; works not started for reasons outside the developer's control — up to 30% of amounts paid. The balance is refunded within one year of termination or 60 days of resale, whichever is sooner. If RERA cancels the project, all buyer payments are returned under Law No. 8 of 2007. Letting. Tenancies are registered in Ejari (Dubai Law No. 26 of 2007 as amended by Law No. 33 of 2008). Rent increases on renewal follow Decree No. 43 of 2013: no increase if your rent is up to 10% below the RERA index average; up to 5% if 11–20% below; 10% if 21–30% below; 15% if 31–40% below; 20% if more than 40% below. A party that wants to change terms must give at least 90 days' notice before expiry unless the contract says otherwise. Disputes go to the Rental Dispute Center — see rental disputes and the RDC.
Golden Visa. The 10-year investor visa requires a property worth at least AED 2 million at purchase. All three JVC medians sit below that line (the highest is 1,490,000 for a two-bedroom), so a single typical JVC flat usually will not qualify. Details in Golden Visa through property.

What is the average price of a 1 bedroom apartment in JVC?
The median registered sale in the 12 months to 23.09.2026 was 1,000,000 AED (about $272,000), across 2,478 DLD transactions. Individual units vary widely by building and size.
What is the JVC price per sq ft in 2025?
By our median-over-median yardstick: about 1,370 AED/ft² for studios, 1,230 for one-bedrooms and 1,180 for two-bedrooms. In 2012 the range was roughly 750–900 AED/ft².
Has anyone lost money buying in JVC?
In the game data, only 2025 buyers show a loss (studio −2%, two-bedroom −3%), and that is the 4% DLD fee on a holding period under a year, not a drop in the median. Median purchases from 2012 to 2024 are between +6% and +79% today.
Why is there no JVC price history before 2012?
The community was still under construction, with too few ready flats; we estimate pre-2012 prices from the REIDIN index only for areas that were already built by 2008.
What will I pay on top of a 1 million AED JVC flat?
