Downtown Dubai is the district around Burj Khalifa and Dubai Mall, and it trades at a different level from most of the city. This page does not quote asking prices. It uses closed sales from the Dubai Land Department (DLD) register: the median price of ready one-, two- and three-bedroom apartments in every year since 2008, what that works out to per square foot, how many deals there were, and what a buyer who entered in each year would be sitting on today. Figures run to 23 September 2026; US dollars are at the dirham peg of 3.6725.

These are historical transaction figures, not investment advice and not a forecast. Past results do not predict future ones. An area median is the middle of all sales in a year, not the value of a particular apartment — the tower, the floor and a Burj or fountain view can move a real price a long way either side.

Downtown Dubai at a glance

  • Median sale, last 12 months (24.09.2025–23.09.2026): 1 bed AED 2,050,000 (~$558,000), 2 bed AED 3,375,000 (~$919,000), 3 bed AED 5,500,000 (~$1,498,000).
  • Deals in those 12 months: 550, 595 and 212 — 1,357 across the three types. Two-bedrooms trade as often as one-bedrooms here, unlike most areas in our dataset.
  • Price per sq ft, 2025: roughly AED 2,310 (1 bed), 2,540 (2 bed) and 3,010 (3 bed).
  • Last cycle: peak in 2014 (3 bed: 2015), low in 2019–2020, one-bedroom down 36% peak to trough.
  • Gross rental yield today: 5.3–5.6% on Ejari contracts.
  • Buy cards in the red: 3 out of 54 — all three are 2025 purchases, and the loss is mostly the 4% DLD fee.

Downtown Dubai price per square foot

DLD records area in square metres. For a rough AED per square foot, we divide the year's median price by the year's median unit size and then by 10.764. For a one-bedroom in 2025: 2,050,000 / 82.4 m² ≈ 24,900 AED/m², and 24,900 / 10.764 ≈ 2,310 AED/ft².

AED per sq ft. This is a median price over a median size, not the median of per-foot prices, so treat it as a yardstick. Two cautions. First, the typical three-bedroom sold in 2025 was smaller than in 2012 (170 m² against 195.3 m²), which pushes the per-foot figure up on its own. Second, for scale only: the median for all ready flats sold across Dubai in January–August 2025 was 14,456 AED/m², about 1,340 AED/ft² (DLD register). That figure is computed differently — as a median of per-metre prices across the whole city — so it shows the order of magnitude, not a precise premium.

The deal count is the part portals rarely show. In 2013 the three types recorded 3,049 sales; in 2018, 444 — almost seven times fewer. Liquidity came back only in 2021–2023. The last-12-months row is a rolling window built from two sources, so 1,357 is not directly comparable with the 1,894 of calendar 2025. Medians in AED; percentages are price only, before fees and rent. The run-up and fall match the market events logged in the game. Dubai won Expo 2020 on 27 November 2013 (BIE). The DLD transfer fee went from 2% to 4% in October 2013 (Executive Council Resolution No. 30 of 2013), and the UAE Central Bank's loan-to-value limits followed. The IMF (Country Report 15/219) describes prices falling from mid-2014 on heavy new supply, cheaper oil and a strong dollar; by the REIDIN index, Dubai as a whole lost 33% from October 2014 to November 2020. Today all three types sit above their previous peak: the one-bedroom by 14%, the two-bedroom by 16%, the three-bedroom by 8% over its 2015 high.

If you had bought in year X

Result = today's median − that year's median − the DLD fee (2% for purchases up to 2013, 4% from 2014), as a share of the outlay. Trustee, title deed and agent costs are excluded. Each figure opens that card in the English version of our Dubai Pack game.

No Downtown purchase from 2008 to 2024 ends below zero at the median, including entries at the 2008 and 2014 tops. For contrast, outside 2024–2025 the game has six losing cards in Dubai Marina and fourteen in Dubai Sports City. That describes one series of medians in the past; it is not a property of the district going forward.

Best card: a two-bedroom bought in 2020, +100%

The 2020 two-bedroom median was AED 1,624,315; today it is 3,375,000. After the 4% fee (about AED 64,973) the result is +AED 1,685,712, or +100% of the outlay — roughly +$459,000. With gross rent collected over the holding period (AED 864,200 in the game's calculation) it reaches +151%.

That buyer entered at the bottom: the REIDIN index bottomed in November 2020, Expo 2020 opened on 1 October 2021, Dubai recorded 84,196 deals in 2021, 66% more than in 2020 (DLD), and in 2022 the Golden Visa property threshold dropped to AED 2 million. One caveat: the 2020 two-bed median sits below both 2019 (2,050,000) and 2021 (2,235,212) on 183 deals, so part of the dip reflects which flats happened to sell. The one- and three-bedroom lows came in 2019, and their best cards are +71% and +67%.

Weakest entry before 2025: a three-bedroom in 2015, +4%

Bought at the 2015 three-bedroom peak of AED 5,100,000 and worth 5,500,000 today, less a 4% fee of AED 204,000: +AED 196,000, or +4% (about +$53,000) after eleven years. With rent, +54%. A one-bedroom bought at the 2014 top for AED 1,800,000 shows +10% (+AED 178,000, about +$48,000), or +70% with rent. Why every 2025 card shows a loss

All three 2025 cards are red, and prices barely moved. The one- and three-bedroom medians for 2025 equal today's: AED 2,050,000 and 5,500,000. Their −4% is exactly the DLD fee paid on entry (AED 82,000 and 220,000), which a holding of under a year cannot absorb. The two-bedroom adds a small price gap on top of its AED 138,400 fee: 3,460,000 in 2025 against 3,375,000 now (−AED 85,000, −2.5%), for −AED 223,400 or −6% (about −$61,000).

The 2008–2011 rows are estimates

In the game's method Downtown counts among the areas already built by 2008, so it has crash-year cards — but they are modelled, not registered. Each year's value is the 2012 DLD median scaled by that year's average REIDIN index (published by the BIS) relative to 2012; for 2008 the factor is 1.307, so a one-bedroom becomes 1,200,000 × 1.307 ≈ 1,569,000. The index covers all of Dubai, so every district's "≈" prices move in lockstep.

Why not the register? It shows 51,674 home-sale registrations in 2009 against 18,976 in 2008, while the market was falling. Our reading is that handovers were registered at the original off-plan contract prices of 2005–2006, which hides the crash. The REIDIN index fell 37% from its July 2008 peak to December 2010; the IMF (Country Report 11/111) put the drop at roughly 50%. Treat the +20% to +88% results for 2008–2011 entries as indicative only.

Downtown Dubai rental yield

Median annual rent on Ejari contracts over the last 12 months (Dubai Data). Yield is gross: rent over median price, before service charges, vacancy, management and the municipal housing fee.

Of the 33 unit types in our dataset, only three Palm Jumeirah apartments (from 4.6%), the Arabian Ranches villa (4.6%) and Burj Khalifa (3.8%) come in below Downtown's 5.3%. The "rent" move in the game lifts results a lot — the 2014 one-bedroom goes from +10% to +70% — but past rents are rebuilt from the district's Ejari rent index, and the earliest years are an assumption, so the +228% for a rented 2008 one-bedroom is the least reliable number on this page. Downtown vs Burj Khalifa

The tower stands inside Downtown, but the data treats it as its own series and it behaved differently. A Burj Khalifa one-bedroom bought in 2014 is down 26% after the fee; a Downtown one-bedroom bought the same year is up 10%. The tower's one-bed median is AED 3,050,000 against 2,050,000 for the district, yet Ejari has no tower-level rent sample, so both use AED 115,000 — hence 3.8% gross for the tower versus 5.3–5.6% for Downtown. Golden Visa line. DLD grants the 10-year investor visa for property worth at least AED 2 million at the time of purchase. Downtown's one-bedroom median (2,050,000) is above the line by only AED 50,000. By definition about half of one-bedroom sales close below the median, some of them below AED 2 million, and the 2024 median was still 1,822,500. Eligibility depends on your own transaction price. Service charges. In a district of towers the annual service charge is the largest deduction from gross rent, and it follows a building budget approved by RERA. Arrears stay with the unit. See service charges in Dubai.

Title. Freehold or a time-limited right is a matter of the title deed and the zone, not the brochure: freehold vs leasehold.

Entry costs. The 4% DLD fee is AED 82,000 on the one-bed median, 135,000 on the two-bed and 220,000 on the three-bed. DLD's schedule adds a trustee fee of AED 4,000 + VAT, AED 250 for the title deed, AED 250 for the unit plan and AED 20 in small fees. Buying with a tenant in place. A sale does not end a fixed-term lease (Article 28, Dubai Law No. 26 of 2007). At renewal, rent can only go up if it sits below the RERA index average, on the Decree No. 43 of 2013 scale: up to 10% below — no increase; 11–20% — up to 5%; 21–30% — up to 10%; 31–40% — up to 15%; more than 40% below — up to 20%. A party wanting to change terms must give at least 90 days' notice before expiry unless the contract says otherwise (Article 14 as amended by Law No. 33 of 2008). The median registered sale over the 12 months to 23.09.2026 was AED 3,375,000 (about $919,000), across 595 DLD transactions. Individual units sell well above and below that.

What is the price per sq ft in Downtown Dubai?

By our median-over-median yardstick, about AED 2,310 per sq ft for one-bedrooms sold in 2025, 2,540 for two-bedrooms and 3,010 for three-bedrooms.

Is Downtown Dubai a good investment?

We don't rate investments. What the record shows is that none of the 51 Downtown buy cards for 2008–2024 is negative at the median, the weakest being +4% (three-bed, 2015), and that gross yield today is 5.3–5.6%. None of that says anything about future prices.

Did Downtown Dubai prices fall in 2025?

Not by the medians: one- and three-bedroom medians for 2025 equal today's. The 2025 cards are negative mainly because of the 4% DLD fee on a holding of under a year.
