Jumeirah Lake Towers holds two opposite records in our "Dubai Pack" game, which replays 539 real combinations of district, apartment type and year of purchase. A JLT studio bought in 2011 is one of the strongest entries in the game: +114% today. A JLT one-bedroom bought in 2025 is the weakest 2025 card of all 33 objects, and it stays negative even after a year of rent. Both results come from the same towers and the same data: the Dubai Land Department (DLD) transaction register, median prices of ready apartments, by number of bedrooms.

This page walks through JLT prices year by year, explains both records in dirhams, and ends with what a buyer should check in a JLT tower before signing.

Everything below is historical transaction data, not investment advice and not a forecast. Past results do not tell you what prices will do next. A district median is the middle of a year's deals, not the value of any particular apartment: tower, floor, lake view and condition can move a real price well away from it.

JLT prices today, by bedroom

"Today" is the twelve months from 24.09.2025 to 23.09.2026: DLD register rows for September–December 2025 plus our own export from the live DLD open-data API for January–September 2026. Ready apartments only. Dollars are at the dirham peg, 1 USD = 3.6725 AED. Rent is the median annual rent under Ejari contracts over the same twelve months (Dubai Data).

All three types together made 814 registered sales in twelve months. The one-bedroom is the liquid core of the district; the studio median rests on 135 deals, so it moves more from one period to the next.

JLT price per sq ft

DLD records area in square metres, so we convert: price per sq ft = median price ÷ median unit size in m² ÷ 10.764. For a JLT one-bedroom in 2025 that is 1,200,000 ÷ 78 m² ≈ 15,385 AED/m², and 15,385 ÷ 10.764 ≈ 1,430 AED/ft².

This is a median price over a median size, a yardstick rather than a valuation. It also shows why comparing single medians can mislead: the 2024 one-bedroom median was 1,100,000 AED on a median 82.3 m² (about 1,240 AED/ft²), while the 2025 median of 1,200,000 AED came with 78 m². Part of the 2025 "jump" is simply that a different mix of units changed hands.

Median sale price, thousand AED, DLD register, ready apartments; a year appears only with at least 25 deals. Rows marked "≈" (2008–2011) are estimates: the register for those years does not show the crash (completed off-plan units were registered at their old contract prices), so the game scales the 2012 JLT median by the REIDIN index for all Dubai published by the BIS. Every district priced this way moves by the same coefficients in those years.

Two things stand out in this table. First, JLT went from 2012 to its 2014 peak very fast: the studio median rose from 385,000 to 710,000 AED in two years (+84%). Second, the one-bedroom deal count fell from 1,415 in 2013 to 168 in 2019. A slide in price came with a much deeper slide in liquidity.

The 2025 one-bedroom: why it is the weakest 2025 card

Of the 33 cards for 2025, 24 end in the red, and for most of them the cause is the 4% DLD transfer fee, not a falling price: across all 33 objects, today's median is about 1% above the 2025 median, and a holding period under a year cannot absorb a 4% entry cost. JLT shows both mechanisms side by side.

The studio loses only the fee. The two-bedroom gained 50,000 AED on price and still ends 24,000 below because the fee was 74,000. The one-bedroom is different: here the price itself is lower. Of the −118,000 AED, 70,000 (about 59%) is the drop from the 2025 median to today's median, and 48,000 (about 41%) is the fee. On an outlay of 1,248,000 AED (price plus fee) that is −9.5%, roughly −$32,100. The price gap of −5.8% (70,000 ÷ 1,200,000) is the largest gap between a 2025 median and today's median among all 33 objects in the game.

Rent does not rescue it. The game credits one year of gross rent, 81,300 AED, which brings the result to −36,700 AED, about −3%. Only 7 of the 539 "buy and let" results in the game are negative, and this is the deepest of them.

The 2024 one-bedroom is a milder version of the same thing: 1,100,000 → 1,130,000 is +30,000 on price, but the 4% fee of 44,000 makes the card −14,000 AED (−1%); with rent it turns to +12%. JLT's four negative cards are all from 2024–2025; not one JLT card from 2008 to 2023 is in the red.

Read this with the caveats that apply to any median. The 2025 figure is one year's middle deal, and today's is a twelve-month window whose mix of towers and sizes differs. A median is not a price index, and it says nothing about where JLT goes next.

If you had bought in JLT in year X

Result = today's median − that year's median − the DLD fee (2% for purchases up to 2013, 4% from 2014), as a share of what was paid in. Trustee, title deed and agent costs are not included. Each figure opens the matching card in the game.

Best entry: the 2011 studio (an estimate) and the 2012 studio (registered)

A studio at the 2011 estimate of ≈343,000 AED is worth 750,000 today. After the 2% fee (6,860 AED) the result is +400,140 AED, about +$109,000, or +114%. The weak point is the entry price itself: it is an index estimate (the 2012 median of 385,000 × 0.891, the ratio of the 2011 and 2012 REIDIN averages), not a JLT deal. The IMF (Country Report 14/188) notes that Dubai prices kept falling until the end of 2011, and the index bottomed in December 2010 at 8,892 AED/m², 37% below the July 2008 peak.

Entry at the peak: 2014, and six years of decline

A JLT buyer in 2014 paid 710,000 for a studio or 1,069,153 for a one-bedroom. Twelve years later, after the 4% fee, those cards stand at +2% (+11,600 and +18,081 AED). The two-bedroom did better at +22%, because its 2014 median (1,500,000) was a smaller jump above 2012.

What happened after the peak is on the record. The REIDIN index for Dubai peaked in October 2014 (16,095 AED/m²) and fell 33% by November 2020. The IMF (Country Report 15/219) attributed the decline from mid-2014 to heavy new supply, cheaper oil, a strong dollar, the fee increase and mortgage limits: the DLD fee went from 2% to 4% in October 2013 (Executive Council Resolution 30 of 2013), and Central Bank Circular 31/2013 capped loan-to-value for expatriates. In JLT the drawdown from 2014 to 2020 was deeper than the Dubai index:

The one-bedroom figure matches our district comparison (Dubai areas compared): JLT −43% peak to bottom, against −34% for Dubai Marina and −41% for its neighbour The Greens. The same buyer letting the unit would have collected gross rent of about 756,600 AED since 2014, which turns the one-bedroom card into +70%. Past rents are rebuilt from JLT's Ejari rent index, with early years set at the first reliable level, so treat that line as an order of magnitude.

The 2020 bottom was the mirror image: a one-bedroom at 610,000 AED is +78% today (+495,600 AED). How other districts' entry years compare is in was buying in Dubai worth it.

JLT rental yield

The yields in the first table are gross: median Ejari rent divided by median sale price, before service charges, vacancy, agency and maintenance. By this measure JLT sits between the high-yield districts (International City at 8.9–9.0%, Sports City at 7.5–8.5%) and the Marina (5.4–6.4%). Which rental regime your tower falls under. Decree 43 of 2013 on rent increases applies to all landlords in Dubai, private and public, including special development zones and free zones (arts. 2–4); the permitted increase is set against the average rent in the RERA index: nothing if the rent is no more than 10% below average, then 5%, 10%, 15% and 20% for gaps of 11–20%, 21–30%, 31–40% and over 40%. Disputes are a different question. The Rental Disputes Centre has exclusive jurisdiction over rental disputes in Dubai, free zones included, except free zones that have their own courts for rental disputes (Decree 26 of 2013, art. 6). Before you let or rent in JLT, confirm from the title documents and the tenancy contract which zone the building is in and which forum would hear a dispute. The tenancy itself must be registered in Ejari, and a party who wants to change terms at renewal must give at least 90 days' notice before expiry unless the contract says otherwise. Service charges. In a tower they are the largest deduction from gross rent, and the yields above ignore them. Ask for the current charge and any arrears before you commit; see service charges.

Entry costs. On a median one-bedroom (1,130,000 AED): DLD fee 4% = 45,200 AED; trustee fee 4,000 + 5% VAT = 4,200 (price above 500,000); title deed 250, unit plan 250, knowledge and innovation fees 10 + 10. Golden Visa line. The investor visa needs property worth at least AED 2 million at purchase (10 years, renewable). No JLT median reaches it: the two-bedroom median is 1,900,000, 100,000 short, so a qualifying JLT purchase means a unit above the median or more than one property. See Golden Visa through property.

Questions buyers ask about JLT

How much is a 1 bedroom apartment in JLT?

The median registered sale in the twelve months to 23.09.2026 was 1,130,000 AED (about $307,700), over 415 DLD deals. That is below the 2025 median of 1,200,000, and a specific unit can sit well above or below either figure.

What is the price per square foot in Jumeirah Lake Towers?

By our yardstick about 1,430 AED/ft² for one-bedrooms and 1,750 AED/ft² for studios in 2025 (median price ÷ median m² ÷ 10.764). At the 2014 peak it was about 1,290 and 1,560.

Is JLT a good investment?

We can only answer with the past. Of 54 JLT cards in the game, 4 end in the red, all bought in 2024 or 2025; entries in 2011–2012 and 2019–2020 show +47% to +114%, entries at the 2014 peak +2% to +22%. None of this predicts the next ten years.

Why are 2008–2011 JLT prices marked "≈"?

Because the DLD register for those years records handovers at old off-plan prices and hides the crash. The game estimates them from the Dubai-wide REIDIN index, so their margin of error is wider than for 2012 onwards.
