Search "Palm Jumeirah price per sq ft" and you mostly get asking prices from listings. This page uses what buyers actually paid: the Dubai Land Department (DLD) transaction register, ready apartments only, split by number of bedrooms, from 2008 to the twelve months ending 23 September 2026. Three things set the Palm apart in that data. It has the highest medians of any area we track. Out of 65 "buy" cards for Palm apartments in our "Dubai Pack" game, only one is in the red today — and that one is a 2025 purchase dragged down by the transfer fee, not by prices. And it pays for that with the lowest rental yields outside the Burj Khalifa: 4.6–5.7% gross.
Historical transaction data, not investment advice and not a forecast. Past results do not predict future ones. An area median is the middle deal of a year, not the value of any particular apartment — on the Palm, the gap between a trunk building and a beachfront tower on the crescent can be larger than the median itself.
Palm Jumeirah apartment price today
"Today" is the twelve months from 24.09.2025 to 23.09.2026: the DLD register for September–December 2025 plus our own pull from the live DLD open-data API for 2026. US dollars at the dirham peg of 3.6725.

The four-bedroom median of 14 million AED is the highest figure among all 33 property types in the game. Even the Palm's one-bedroom (2.9 million) sits above a two-bedroom in Dubai Marina (2.5 million) or JBR (2.3 million). Two-bedrooms are the Palm's most traded format — 267 of the 573 sales across the four types.
What about villas? The villas on the fronds are the Palm's postcard, but fewer than 10 ready villas change hands in a year in the register. That is too thin for a meaningful median, so this page — like the game — covers apartments only.
Palm Jumeirah price per sq ft
DLD records area in square metres. Our yardstick: the year's median price divided by the year's median unit size, then by 10.764 to get AED per square foot. It is a median over a median, not a median of per-foot prices, so use it as a rough scale, not a valuation. The 2025 row is the latest full year.

AED per square foot. Worked example, one-bedroom 2025: 2,950,000 / 106.4 m² ≈ 27,730 AED/m², and 27,730 / 10.764 ≈ 2,580 AED/ft². On the same yardstick a Dubai Marina one-bedroom in 2025 comes to about 1,840 AED/ft². Note the two-bedroom 2019 figure: at roughly 930 AED/ft², it was below the 2012 level — that is the entry point behind the best 2019 card in the whole game (below).
One more thing the sizes show: the median one-bedroom sold on the Palm shrank from 120.4 m² in 2012 to 106.4 m² in 2025. Comparisons across years always carry some of this mix effect.

The Palm's swings were bigger than the city's. The one-bedroom median fell 39% from the 2014 peak (2,300,000 AED) to 2019 (1,404,207), then rose 107% to 2,900,000 today — the largest rebound from the low among the one-bedroom benchmarks of the 12 areas we compare (The Greens +106%, Dubai Marina +78%). For comparison, the REIDIN index for all of Dubai fell 33% from its October 2014 peak to November 2020. All areas side by side: Dubai property prices by year.
Is Palm Jumeirah a good investment? What past deals show
We can only answer with the past. Result below = today's median − that year's median − the DLD transfer fee (2% for purchases up to 2013, 4% from 2014), as a percentage of what was paid including the fee. Trustee, title deed and agent costs are excluded. Each figure opens that card in the game.

Across the whole game, 64 of 539 "buy" cards are negative today. They cluster in cheaper areas bought at the 2014–2015 top (Dubai Sports City, International City), in Marina four-bedrooms and in the Burj Khalifa. The Palm has one negative card out of 65 — 1.5%, the lowest share of the 12 areas (The Greens: 1 of 36; Arabian Ranches: 1 of 14) — and none at all for purchases from 2008 to 2024. The 2014 row is the telling one: game-wide, 10 of 32 cards bought that year are underwater, while a Palm apartment bought at the 2014 median shows +21% to +47%. The IMF (Country Report 15/219) dates the post-2014 decline to heavy new supply, cheap oil and a strong dollar.
The one red card is a fee, not a fall. The one-bedroom median was 2,950,000 AED in 2025 and is 2,900,000 today — a 50,000 difference, under 2%. The rest is the 4% DLD fee of 118,000 AED paid on entry. Result: −168,000 AED, or −6% (about −$45,700). With the gross rent collected since (157,100 AED) the card is roughly break-even. The best 2019 entry in the whole game: a Palm two-bedroom
In 2019 the median Palm two-bedroom sold for 1,650,000 AED — less than in 2012 (2,550,000). Today's median is 4,500,000. Result: 4,500,000 − 1,650,000 − 66,000 fee = +2,784,000 AED, or +162% (about +$758,000). It is the highest of the 31 cards from 2019 in the game; the average 2019 card shows +67%.
The timing explains it. By the REIDIN index, Dubai prices fell for six straight years from October 2014 to November 2020; in April 2020 Dubai ran a round-the-clock sterilisation programme (Dubai Media Office, 04.04.2020) and Expo 2020 was postponed to 2021. What followed is on the record: Expo opened on 1 October 2021, and in April 2022 the property threshold for the 10-year Golden Visa was cut from AED 5 million to 2 million (Gulf News, 20.04.2022).
The three-bedroom bought in 2020 tells the same story: 2,377,500 → 6,350,000 AED, +3,877,400 AED or +157% (about +$1.06 million). Had it been let throughout, the result with gross rent is +212%. Past rents are reconstructed from the area's Ejari rent index, not from actual leases on a specific flat.

Why the four-bedroom series has a hole
There is no four-bedroom median for 2014–2020 because fewer than 25 ready four-bedroom apartments sold on the Palm in each of those years, and the game does not compute a median below that. Even the "full" years are thin: 49 deals in 2012, 32 in 2013, 35 in 2024, 31 in 2025, 30 in the last twelve months.
With about 30 sales a year, the median tracks which units sold as much as the market. In 2022 the median was 11,550,000 AED at a median size of 632.9 m²; in 2023 it was 10,275,000 at 486.6 m² — larger units sold in 2022. The 2025 median of 11,189,406 AED sits below 2024's 13,000,000 for the same reason: a different set of 31 versus 35 apartments (486.6 m² versus 494.6 m²), not a crash. That is also why the 2013 card shows +134% — the best 2013 card in the game, because the 2013 median (5,875,000) happened to come in below 2012's (7,500,000) — and why the 2024 card shows only +4%. For an actual four-bedroom, value it against deals in the same building, not against the area median.
Palm Jumeirah rental yield
Median annual rent under Ejari contracts over the last 12 months (Dubai Data). Gross yield: rent divided by median price, before service charges, vacancy and management.

For scale: International City yields 8.9–9.0% gross, Dubai Marina 5.4–6.4%. Among the 12 areas only the Burj Khalifa (3.8%) is lower than the Palm's 4.6–5.7%, and the Palm three-bedroom ties with the Arabian Ranches villa at 4.6%. On past data, returns here came from price rather than rent: the 2019 two-bedroom is +162% on price and +228% including rent. All areas compared: rental yield by area; gross to net: rental yield in Dubai.
Palm Jebel Ali vs Palm Jumeirah
The two Palms are often mixed up, but their records could not differ more. Palm Jumeirah is built and trades hundreds of ready homes a year. The original Palm Jebel Ali, developed by Nakheel, is one of the stalled projects in our game: according to The National (02.12.2014), a buyer of a five-bedroom villa priced at AED 5.7 million paid 10% in 2004 and 20% in October 2008 — AED 1.7 million in total. Nakheel halted construction in 2009 during the Dubai World debt restructuring; by 2014 DLD listed the plots as "in the process of cancellation"; in 2022 Nakheel officially cancelled the old project and relaunched it, offering direct buyers a full refund of what they paid, without interest, or credit worth 1.5 times the amount toward the new project (AGBI, 25.11.2022). Over the same years a ready Palm Jumeirah apartment bought at the 2008 median shows +21% to +49% on price alone. Legal points specific to the Palm
Golden Visa: every median clears the line, your unit may not. DLD grants the 10-year investor visa for property worth at least AED 2 million at purchase; a mortgaged unit qualifies with the bank's no-objection letter. All four Palm medians are above that line today, the one-bedroom included (2.9 million). But the median one-bedroom was 1.4–1.8 million in 2019–2021, and half of all deals are by definition below the median. What counts is the price in your contract. Entry costs in real money. The 4% DLD fee on the Palm is 116,000 AED on a median one-bedroom, 180,000 AED on a two-bedroom and 254,000 AED on a three-bedroom. DLD's schedule adds a trustee fee of AED 4,000 + VAT, AED 250 for the title deed, AED 250 for the plan and AED 20 in small fees. Service charges. Beach access, pools and security make the annual charge the main deduction from an already low yield. How charges are set and challenged: service charges. Whether you get freehold or a time-limited right is shown on the title deed: freehold vs leasehold.
Raising the rent. Increases on renewal follow Decree No. 43 of 2013: if the rent is up to 10% below the RERA index average, no increase; 11–20% below, up to 5%; 21–30%, up to 10%; 31–40%, up to 15%; more than 40% below, up to 20%. Notice of changed terms is due at least 90 days before the lease ends (Law 26/2007, art. 14 as amended by Law 33/2008), unless the parties agreed otherwise. On a 210,000 AED two-bedroom, a 5% step is 10,500 AED a year. If it comes to a dispute, the Rental Dispute Centre fee for eviction or renewal claims is 3.5% of annual rent (min AED 500, max AED 20,000) — 7,350 AED for the same flat. What is the average price per square foot on Palm Jumeirah?
On our yardstick (median price over median size), a one-bedroom traded at about 2,580 AED/ft² in 2025, two-bedrooms at about 2,360 and three-bedrooms at about 2,540. That is a scale, not a valuation of any unit.
How much is a 1 bedroom apartment on Palm Jumeirah?
The median registered sale in the 12 months to 23.09.2026 was 2,900,000 AED (about $790,000), across 151 DLD transactions.
Have Palm Jumeirah prices ever fallen?
Yes. The one-bedroom median dropped from 2,300,000 AED in 2014 to 1,404,207 in 2019 (−39%). Still, a purchase at the median of any year from 2008 to 2024 is ahead today; only the 2025 one-bedroom is behind, because of the fee.
Why are 2008–2011 prices estimates?
There is no reliable Palm-level register for those years. We scale 2012 prices with the Dubai-wide REIDIN index, which fell 37% from its July 2008 peak to December 2010; the IMF put the fall at roughly 50% (Country Report 11/111), so our estimate is the cautious one.
